Buying a property vs. renting in the UAE?

Foreigners have been able to purchase freehold apartments for rent in Abu Dhabi. The United Arab Emirates (UAE) does not grant citizenship or naturalisation based on property ownership, although many South Asian businesses who want to settle there have done so nevertheless.

A large percentage of visitors to the United Arab Emirates want to stay for no more than three years, yet many wind up staying longer and making purchases there. It’s not always a terrible strategy if you can afford it.

There are specialised tribunals in every emirate that hear cases involving disputes over rentals. The Dubai Land Department’s administrative offices are located in Deira, which is also the site of the Rental Dispute Settlement Centre in Dubai. Abu Dhabi, for instance, has its own online presence.

Complaints may be submitted by sending the following information through email:

  • The names and emirate-approved nationalities of the renter and the landlord;
  • Certificates of citizenship and visas;
  • Lease in its original form;
  • Requirement of a security deposit is met
  • Providers of United Arab Emirates utilities and phone service

Tenants are responsible for installing their own utilities (electricity, water, and communications) in all rental buildings excluding serviced flats (Wi-Fi and telephone). If you live in an apartment for rent in Abu Dhabi where the landlord pays for the chiller (air conditioner), you might expect to pay a somewhat higher rent than usual.

Extra compensation for your agent may improve his or her ability to assist you (or may be required by contract). You’ll need to hook up utilities like power, water, and gas when you move in, so this is helpful. Many of the homes already have electric stoves, so you may not even need to apply for a gas connection.

To close your account and turn off utilities, you must go to one of the centres in person.
